The old Kmart at 4290 W. Vienna Road has been closed since December 2019. On November 4, 2026, it gets its second new tenant in under two years. By then, the same stretch will also have a Goodwill on the move a few doors west and plans for a car dealership in Goodwill's old building. Two restaurant proposals are also working through Vienna Township's planning process.
Nearly all of it happens between 4010 and 4290 W. Vienna Road, a short stretch west of downtown Clio near the I-75 interchange. Nearly everything confirmed is going into a building that already stands. The ground-up construction is still being reviewed.
The Kmart building, one section at a time
The former Kmart is now three sections. The building administrator described it this way to MLive-The Flint Journal: Family Farm & Home in one part, a vacant space in the middle, and Ollie's Bargain Outlet leasing another section. Family Farm & Home opened in March 2025. Vienna Township Supervisor Joseph Rizk had told the paper earlier that the company bought the property at auction. Saginaw-based Wolgast Corporation is handling the Ollie's project.
An Ollie's customer service representative gave the date in a message on September 9. "Our NEW store team is still working diligently to finalize all the details for the grand opening festivities in Clio, MI, which are on November 4th, 2026."
The building sat closed for more than five years before Family Farm & Home moved in, and Ollie's comes about a year and a half later. That middle section is still empty. It is the one large space on this stretch with no public plan attached.
Goodwill moves a few doors west, and its old building gets a new job
The second chain of changes starts at 4082 W. Vienna Road. Goodwill's last day at that store was June 23, 2026, and the store is moving to 4112 W. Vienna Road, just west of the old building. June coverage said no opening date had been announced for the new store. Goodwill's online store locator still lists the old 4082 address as "CLOSED FOR CONSTRUCTION" and doesn't show 4112 yet. That entry may simply be out of date. If you're planning a donation run, call ahead.
The building Goodwill left already has a plan. On April 27, 2026, the Vienna Township Planning Commission approved a site plan to turn 4082 W. Vienna Road into a Randy Wise Chrysler Jeep Dodge Ram dealership. The township's review letter describes the project as an auto dealership and general automotive repair facility. Chris Enright of Contour Land Group presented the project, which covers building renovations, façade improvements, updated landscaping, and parking lot work. According to the minutes, the only digging planned is at the southeast corner, for column foundations. That fits the pattern. A dealership is coming, but in a renovated building rather than a new one. We haven't found public confirmation that the work is finished or the dealership is open.
Where the new construction is, and why it's still on paper
Two proposals on this stretch would put up new buildings, and both are earlier in the process than the moves above.
Culver's at 4010 W. Vienna Road. The Planning Commission's September 28, 2026 agenda included a site plan and special land use review for a Culver's with a drive-through. The property is zoned C-2 General Commercial, where a drive-through restaurant requires special land use approval. The application describes a 4,360-square-foot fast-casual restaurant. The township's review letter lists items to resolve before staff would recommend approval. The applicant filed a response letter and revised drawings on September 21. The public record we found doesn't show a final approval, a construction start, or an opening date.
About five acres at 4153 W. Vienna Road. The same April 27 meeting took up a request to rezone this parcel from single-family residential, R-1, to neighborhood commercial, C-1. The applicant described a concept for a multi-tenant development with restaurant and retail space and a drive-thru. In public comment, people raised concerns about traffic, safety, access to Nichols Drive, and how close the commercial space would be to nearby homes. The applicant offered to split the lot. The commission then voted to approve the rezoning, on the condition that the rear portion stays R-1 as a buffer for the homes behind it. The concept drawing shows two drive-through restaurant pads with no brands named, and it's marked draft and "not approved for construction."
Both proposals hinge on the same things: drive-through traffic, access points, and the edge between commercial lots and the neighborhoods behind them. The Culver's agenda and its attachments are on the township's public BoardBook page if you want to read the documents yourself.

Further east, the Vienna Road corridor lost a restaurant this summer. Cancun Mexican Restaurant at 6468 W. Vienna Road closed on Sunday, August 2, 2026, less than a year and a half after it opened in March 2025. We haven't found an announcement about a new tenant for that space.
The road itself got work first
Before any of this, the pavement got attention. MDOT's $1.6 million M-57 resurfacing project covered 1.5 miles from Linden Road to Clio's west city limit. As MLive reported in June, it was scheduled to run from June 15 through August, keeping one lane open in each direction, with intermittent closures of the M-57 and I-75 ramps. On the side roads, the Genesee County Road Commission listed milling and paving on McKinley Road between Nashua Trail and Vienna Road for September 24 through 27, with flaggers and the road kept open.
Fitting the openings into the fall calendar
The Ollie's opening falls between the city's two fall community dates and the FEZtival of Trees. Here's how the season lines up:
- October 10. The City of Clio's Trunk-or-Treat and Zombie Walk starts at 5:30 p.m. at Clio City Park, 402 N. Mill St. One listing says it ends at 9 p.m. and another says 8:30, so check with the city on the end time.
- October 17. The city is asking for volunteers to help plant 52 trees. Meet at 9 a.m. at the DPS Building, 109 Center St. No planting experience needed, and groups are welcome.
- November 4. Ollie's Bargain Outlet holds its grand opening at 4290 W. Vienna Road.
- November 23–25 and 27–29. The FEZtival of Trees, presented by Elf Khurafeh Shrine and El Said Court No. 28, opens to the public at Circus Park Event Center, 4240 W. Wilson Road. Admission is $2 for adults and teens, children 12 and under get in free, and parking is free.
The Clio Area Amphitheater has wrapped its 2026 Summer Concert Series. Its only October listing is an Amphitheater Board meeting at City Hall on October 30 at 5 p.m. The city's November calendar shows meetings and holiday office closures but no downtown holiday kickoff so far.
On Vienna Road, the next milestones to watch are a Goodwill opening date at 4112, any planning commission action on the Culver's at 4010, and a tenant for the empty middle section of the old Kmart.
